South Surrey sits on the Semiahmoo Peninsula, the upscale corner of the city south of Highway 10 and out to the White Rock line. Big homes, big lots, long driveways. We move Morgan Creek estates off the fairways at Morgan Creek Golf Course, the older character places in Elgin and around Chantrell Creek, and the brand-new detached homes and townhomes going up across Grandview Heights and Morgan Heights. Each one needs a different plan, and we build it before the truck rolls.
Grandview Heights is the part that’s changed fastest. It got rezoned back in 2005 from hobby farms and big rural estates into medium-density housing, and it hasn’t stopped since. Grandview Heights Aquatic Centre opened at 24 Ave and 168 St in 2016. Grandview Heights Secondary opened in 2021, the first new high school in South Surrey since 1993. New builds like the 39-townhome Veza by Raicon keep coming. We move people into half-finished streets where the landscaping isn’t in yet.
Then there’s the retail and town-centre band: Grandview Corners at 24 Ave and 160 St with its 85-plus stores off Highway 99, The Shops at Morgan Crossing, Southpoint Exchange. A lot of our South Surrey moves are families trading up into this side from elsewhere in Surrey, or right-sizing seniors moving out of a big Elgin or Chantrell house. We handle both ends of that.
We know the access quirks too. The peninsula is car-dependent – no SkyTrain, just buses feeding King George Station from the South Surrey Park & Ride. Grandview Heights only got its first bus route, the 531 on 24 Ave, in 2012. That means moving day here runs on the road network: Highway 99, Highway 15, King George Boulevard. We plan the truck route around 16 Ave and 24 Ave traffic, not around a transit stop.

The estate homes are the real work here. A Morgan Creek or Chantrell house is often three levels with a finished basement, a wide curved staircase, and a driveway long enough that the truck can’t get tight to the front door. That’s a longer carry, more crew, and careful pad-wrapping on every banister and hardwood tread. Big homes hold big pieces too – grand pianos, oversized sectionals, gun safes, slate pool tables. The new builds in Grandview Heights and Morgan Heights bring their own headaches. Streets are still being finished, so there’s mud, no curb in places, and contractor trucks parked three-deep. We confirm the move-in window with the strata before the day and we protect new floors and fresh paint on the way in.
